Wheatfield Zoning Board approves three variances, including waterfront setback reductions

NY WHEATFIELD — Wheatfield Zoning Board approves three area variances, including contentious waterfront setbacks. The board unanimously granted a five-foot fence variance to Justin Willson at 6401 Ward Road and unanimously approved a 28-foot rear setback for 16 condominium units at 7220 Nash Road. The board voted 4-1 to permit Catherine Staff and co-applicants to build a residence at 40 Hird Street with a rear setback of 20 feet, half the required 40-foot distance from the river; member Walter Garrow dissented.

Board members noted that FEMA requirements and utility lines constrained the waterfront property and that neighbors submitted letters of support.
